
Becoming a homeowner is almost every person’s dream. Having a roof over your head that assures you of safety and comfort for years to come is quite a luxury and the process to home ownership can seem complicated and a little daunting. But luckily CHERD Africa LTD (that’s us!) has spent 10 years building homes for people living and working all over the world, so we know a thing or two about home ownership and we’re happy to share some of our knowledge with you.
In previous posts we talked about land and land rates. We already covered most of the bases in that post so we won’t spend too much time on that. Let’s skip to the point: to become a homeowner you have a few options: buying, building or if you’re lucky a nice person gives you a home. Since for many of us generous gifts such as homes are not on the table our only other options are buying and building.
Building a home allows you to be directly involved with the entire process: designing, getting permits, sourcing for contractors, engineers, architects, supervising the building process etc. It can be a difficult task especially if you’re not sure how to go about it. The biggest disadvantage is that
it takes so much time between designing, speaking to your suppliers and design team and supervising the project. The advantage is that you can move at your own pace and according to your budget. So, if perhaps you needed to divert funds from the construction to another project no
one is on your neck about it.
Buying a home however involves you approaching a real estate developer and purchasing one of their already built homes or working with them on their new construction projects. Biggest upside
to this is the flexibility it allows you to have, you don’t need to worry about dealing with contractors, engineers or supervising the project. You can leave that all to the developer and they’ll handle all of it. They simply hand you the keys once it’s done.
You just need to find the right people to work with. Seems easy right? Not entirely. We understand in the past there have been a lot of housing projects that have gone belly up in the recent years. You wouldn’t want to be in this unfortunate position; therefore, due diligence is required. Keep in mind the developer: how long have they been building homes, what active sites do they have, how can you visit those sites, how many happy customers have they served?
