1.Request for Expression  of interest  for Building Contractors.

Construction of Residential 3 & 4 bed-room Maisonettes/Villas in Kitengela, (PineBrook Premier Villas project)

Terms of Reference

Introduction: CHERD AFRICA Limited is a real estate company that was established in 2013 offering residential houses for sale in secure, serene and gated community environments to her customers. We give the best in the market at affordable prices. CHERD Africa is determined to explore different opportunities that provides great value to our clients and strive to improve in the coming years.

CHERD Africa is planning to develop residential villas in Kitengela Branded PineBrook Premier Villas and has caused designs, drawings and spreadsheets setting forth the work to be done. PineBrook Premier Villas development that will comprise of 56, 3 and 4 bed-room Maisonettes with DSQ in a Gated community. The general features will include: –

  • 56 units detached units in a Gated community with an external boundary wall
  • Internal live-fences
  • Cabro parking areas
  • Garden area/green yard

Roles and responsibilities of the contractor

  1. CHERD Africa is recruiting a contractor to execute the Labour Contract for the said works in accordance with the said drawing and specifications for the Villas construction.

The scope of work will include: –

  • Excavation and construction of the Villas sub-structures and superstructures
  • Carry Carry out finishes works including wardrobes, ceiling work, painting works etc
  • External works including painting works,
  • Install the necessary drainage
  • Carry out plumbing works (foul and clean water systems)
  • Make provision for electrical systems as per the discussions with the developer
  • Do Landscaping work for the front and backyards as provided for in the designs

 Architectural and Structural drawings shall be made available to the contractor to provide a competitive labour quotation.

  1. Carry out quality works based on the approved designs and discussions with the developer.
  2. Ensure health and safety of its workers according to the established Social Safeguards guidelines
  3. including but not limited to providing the workers with appropriate personal protective equipment and making available appropriate first aid facilities on site.
  4. Comply with the Environmental safeguards requirements as provided by the NEMA approval documents that shall be made available by the developer.
  5. Pay to the laborers and subcontractors for any work performed in connection with the Construction.

Roles and responsibilities of the Developer

  1. Pay the contract the agreed contract amount as per the agreed payment terms
  2. The Owner shall provide all the materials necessary for the purpose of erecting the said development.
  3. Provide the necessary utilities including water and power responsibly to execute the work.
  4. Obtain all necessary building approvals and permits, including those required by the County and National Government bodies and any Law as applicable.
  5. Secure at its own expense any other necessary permits and licenses required to do the work and will comply with all building and code regulations and ordinances whether or not covered by the specifications and drawings for the work.

This development shall be executed in phases as the Owner desires fit and based on availability funds for the development. Cost per phase will be agreed upon with the contractor at the time of execution.

Qualifications and experience

  1. Possess the necessary technical expertise and machinery required for the construction and Registration by NCA.
  2. Minimum of 5 years of professional work experience in construction industry including construction of multi-storied houses
  3. Computer literate fluent in using Microsoft word, excel and internet.
  4. Fluency in English, verbal and written.
  5. Excellent report writing skills.

2. Construction Clerk of works

Purpose of the job:

To monitor the work of contractor and subcontractors to CHERD Africa LTD standards. The main responsibility is to make sure that the  work is carried out to the required standards, specification and schedule ensuring that the correct materials and workmanship are used and that the company is given quality work and value for money.

Roles and responsibilities:

The Incumbent will be on the site all the time and must be vigilant in the large range of technical aspects of the works that may include but not limited to: –

  • Conducting site inspections of the ongoing works and checking that building plans are being followed correctly. Becoming familiar with all the relevant drawings and written instructions, checking them, and using them as a reference when inspecting the work
  • Develop process and works quality checklists and ensure to ensure the inspection is done thoroughly and objectively
  • Monitoring progress and reporting to construction managers, architects and clients
  • Prepare quality reports assessing the quality of work done by the contractors/sub-contractors and advise the Company
  • Identify defects and suggesting ways to correct them
  • In collaboration with the site agent, ascertain the materials delivered on site meet the specifications and quality standards
  • Checking that building regulations, health and safety, legal and ecological requirements are met. Familiarizing themselves with the legal requirements and checking that the work complies with them.
  • Ensuring aspects of environmental, health and safety legislation are complied with and bring any shortfalls observed to the attention of the person(s) concerned.
  • Advise the contractor about certain aspects of the work, particularly if something has gone wrong and notifying the company.
  • Keep detailed records of various aspects of the work, develop regular reports for the architect and engineer and the company management. Records include details of:
    • Progress and any delays
    • The number and type of workers employed
    • Instructions
    • details of any significant events including any serious deficiencies in health or safety performance observed while on site and keeping the occurrence book for any incidents/accidents on site and how they have been handled
  • Keep watch of the company tools, equipment, plants to prevent loss, mis-use and ensure proper and safe keeping.
  • Ensure cleanliness and orderliness is maintained in the construction site.
  • Coordinate/Supervise directly certain works undertaken by the Company
  • Working between an office and construction sites.
  • Other functions as may be assigned by the directors. 

Note: The clerk of works cannot give advice that could be interpreted as an instruction, particularly if this would lead to additional expense or change of design. 

Skills and Qualifications:

  • A minimum of diploma in the field of Building and Construction
  • Have a wide understanding of the building industry, including knowledge of materials, trades, methods and legal requirements with at least 5 years working experience in the construction industry in residential and commercial buildings.
  • Hands on experience working as a foreman/mason
  • Working computer skills
  • Have a good working knowledge of good environmental management, health and safety safe working practices
  • Have good spoken and written communication skills preferably a working knowledge of English
  • Computer literate.

  • Be able to establish an appropriate working relationship with the contractor/sub-contractors to ensure harmonious working relationship while maintaining independence

  • Acting in a professional manner at all times including wearing personal protective equipment when on a construction site and when addressing the contractor’s employees, clients and other persons.
  • Registration by NCA as a site supervisor will be an added advantage
  • Be above board on integrity issues. 

Hours and environment:

  • The working hours will be Monday to Saturday from 8 to 6pm (occasionally work may demand working outside the regular hours)

Remuneration:

 This position will attract a starting gross monthly salary of Kshs 30,000 which will be reviewed following successful completion of a three months’ probation and company financial capability.

3. Plumbing technician/technologist

Purpose of the job:

To install, maintain, inspect and repair pipes and fixtures associated with heating, cooling, water distribution, and sanitation/drainage systems in CHERD Africa projects. Inspects drainage and other plumbing systems for compliance with local and national regulations.

Responsibilities

  • Interprets blueprints and building specifications to map layout for pipes, drainage systems, and other plumbing materials
  • Installs pipes and fixtures, such as sinks and toilets, for water, gas, steam, air, or other liquids
  • Installs supports for pipes, equipment, and fixtures prior to installation
  • Pointing during the ongoing construction of the houses
  • Chasing and laying of distribution pipes and waste pipes
  • Installing pipes and fixtures, such as sinks and toilets, for water, gas, steam, air, or other liquids.
  • Installing supports for pipes, equipment, and fixtures prior to installation
  • Assembling fittings and testing for leaks
  • Modifying pipes, fixtures, and other plumbing materials as needed
  • Collaborating with contractors, construction workers, electricians and pipefitters in installing and repairing the required piping systems
  • Testing plumbing systems for leakages and other problems and undertaking repairs as needed
  • Choosing plumbing materials based on quality, budget, location, and intended purpose.
  • Performing inspections of plumbing systems to identify problems and/or replace worn-out parts.
  • Attending to water supply needs for the client’s in CHERD Africa projects
  • Prepares bids and schedules and oversees other workers, such as apprentices and helpers
  •  Writes report documenting the problem and summary of actions taken
  • Other duties as may be assigned by the supervisor

Qualifications

  • ‘O level certificate with a mean grade of C minus (C-) or
  • National Trade Test Grade I certificate or Diploma in plumbing from a recognized institution
  • An advanced certificate in the plumbing will be an added advantage
  • At least 2 years hands-on experience in plumbing work for residential and commercial buildings
  • Basic computer Skills

  • The working hours will be Monday to Saturday from 8am to 6pm (occasionally work may demand working outside the regular hours)

      Work station

  • The work station shall be the site office in Kitengela but the officer may be needed to undertake assignments outside the main site in other CHERD Africa limited properties

Renumeration: The gross salary will be Kshs 25,000 per month. The salary will be reviewed after probation based on performance and availability of funds.

 4. Accountant

Purpose of the job:

The main responsibility of the accountant will be to manage all accounting functions of the company,

coordinate materials delivery & stock management in the company.

Duties & Responsibilities

  • Prepare income and expenditure projections and variance analyses
  • Prepare payrolls, withholding tax deductions and ensure timely remittance of statutory deductions
  • Handle all taxation matters of the company
  • Prepare payment vouchers for workers and suppliers and keep a record of the same
  • Follow up on payments for the service charge with clients and the utility payments as needed
  • Keep a record of all transactions in the company including construction costs and provide per unit costs
  • Keep a record of all administration costs and manage petty cash book.
  • Provide the statement of accounts periodically
  • Keeping a steady and up to date filing system.
  • Coordinate with service providers (security, garbage collection, water etc)
  • Conduct physical inventories and monitor construction materials in the system
  • Any other duties as may be assigned by the management

Qualification & Skills

  • A minimum Diploma in Accounting, Finance or related qualification
  • Certified Public Accountant (CPA) qualification is an added advantage
  • At least 3 years’ experience in the similar role.
  • Proficiency in Ms Office and relevant accounting software’s such as SAGE.
  • Compliant in taxation matters in Kenya
  • Solid understanding of internal controls, accounting, and auditing principles
  • Must be a team player, ability to meet deadlines and attentive to detail
  • Should be a person of Integrity and high level of professionalism
  • Good communication skills

Hours and environment:

  • The working hours will be Monday to Saturday from 8am to 6pm

Remuneration:

  • This position will attract a starting gross monthly salary of Kshs 30,000 which will be reviewed

following successful completion of a three months’ probation and company financial capability.

Work station

  • Successful candidate will work from Company site office in Kitengela.
